Before the First Big Storm: A November Home Checklist for Orange County Homeowners
In Orange County, November is when the weather can change fast. One week Santa Ana winds are pushing dry, gusty air through the canyons, and the next week the first real rain of the season shows up. Most of our homes were built for sunshine, and a few small jobs this month can prevent the problems we see every winter: clogged gutters, slipping hillsides, leaky windows and surprise repair bills.
Here's the checklist I give clients every fall. Most of it is a weekend's work.
1. Clear gutters and downspouts
Months of dry weather leave gutters full of leaves, palm fronds, eucalyptus bark and dust. When the first storm hits, that debris turns into a dam. Water spills over the edge and soaks the soil right next to your foundation, or it backs up under the roof edge.
- Clean out every gutter, and run a hose through each downspout to make sure it drains.
- Check that downspouts empty at least 4 to 6 feet from the house. Inexpensive extensions or splash blocks do the job.
- If you live near tall trees, gutter guards often pay for themselves within a season or two.
2. Walk the roof line (from the ground)
You don't need to climb a ladder to spot trouble. With binoculars or a phone camera on zoom, look for cracked or slipped tiles, lifted shingles and gaps in the flashing around chimneys and vents. Clay tile roofs, which are common across South County, can look fine from the street while a broken tile underneath lets water through. If something looks off, call a licensed roofer now, before every roofer in the county is booked out after the first storm.
3. Think about where water goes on slopes and hillsides
From Laguna to Dana Point to the canyon communities, a lot of us live on or below a slope. Before the rains:
- Clear debris out of brow ditches, V-ditches and yard drains.
- Look for new cracks in retaining walls or soil pulling away from hardscape.
- Keep sprinklers off once the rain starts. Saturated slopes are what move.
- If you're in an HOA, find out who maintains the drainage and report anything that looks blocked.
4. Seal the small gaps
Warm days and cool nights make window and door seals shrink and crack. Run your hand around frames on a breezy day. If you feel air, you'll probably get water too. A tube of exterior caulk and some new weatherstripping cost very little and will lower your heating bill.
5. Service the heater and check your alarms
Many OC furnaces sit unused for eight months. Before the first cold night:
- Replace the furnace filter and run the system for a few minutes. A short burning-dust smell is normal, but anything that lasts isn't.
- Book a tune-up if it's been more than two years.
- Test your smoke and carbon monoxide detectors and replace the batteries. Daylight saving time ended November 1, which makes it an easy reminder.
- If you have a fireplace, have the chimney inspected before you light that first holiday fire.
6. Get the yard ready for wind and rain
- Trim dead branches, especially any hanging over the roof, power lines or the driveway.
- Secure or store patio umbrellas, cushions and light furniture before Santa Ana wind events.
- November is one of the best months to plant in Southern California. Cooler weather and winter rain help drought-tolerant natives get established without much watering.
7. Document your home
Take a quick video walk-through of every room, open closets and cabinets, and save it to the cloud. If you ever need to file a claim, a dated record of your home and belongings makes the process much easier. It's also a good time to put warranties, receipts and permits in one folder.
Why this matters even if you're not selling
Every home we list gets a buyer's inspection. The most common items on those reports are deferred maintenance like drainage, roof wear, failed seals and aging HVAC. Homeowners who keep up with these small jobs every year avoid bigger repairs, protect their home's value and have a much easier time when they do decide to sell.
