LEARN MORE ABOUT BUYING A HOME

EXPLORE THE HOME BUYING PROCESS

Start your journey to homeownership with our step-by-step guide. We will advise you through each step, from assessing your buying power to the final walkthrough. Our strategic approach will ensure you're equipped to make informed decisions for a successful and rewarding home purchase.

01—

GET PRE-APPROVED

The first step to buying a home is to understand your buying power and establish a price range. A licensed lender can help evaluate your financial standing and provide a pre-approval. They will review your income and credit history to determine how much the bank will lend you, which will help you determine the price range for your search. Having a pre-approval letter in hand can also increase the attractiveness of your offer, particularly when a seller has multiple offers to choose from.

MAKING AN OFFER

When you are ready to move forward with a purchase, we will advise you on constructing the strongest offer possible and prepare the necessary paperwork on your behalf. We will discuss the purchase price, closing date, contingencies, and any special terms relevant to your purchase. Once submitted, the seller may accept, reject, or counter the offer, beginning a negotiation period until an agreement is reached.

04—

ACCEPTANCE

Once your offer is accepted, the agreement is officially under contract. At this stage, you may be required to submit an earnest money deposit and begin finalizing your mortgage financing unless you are purchasing with cash. We will help you remain organized, understand each deadline, and coordinate with the professionals involved in the transaction.

INSPECTIONS

A licensed home inspector will evaluate the property's structure, systems, and overall condition. The inspection may identify concerns related to roofing, plumbing, electrical systems, moisture, pests, or other components of the home. Depending on the findings, additional inspections by specialized professionals may also be recommended.

REPAIRS

After reviewing the inspection report, you may have the opportunity to request repairs, credits, or other concessions from the seller. We will help you prioritize the most important concerns and prepare reasonable, well-supported requests based on the inspection findings and the terms of your purchase agreement.

HOME APPRAISAL

Your lender will arrange for an independent appraisal to estimate the property's fair market value. The appraisal helps confirm that the home supports the agreed-upon purchase price. If the appraised value is lower than expected, we will help you understand the available options, including renegotiation or other remedies allowed by the contract.

THE FINAL WALKTHROUGH

Before closing, we will conduct a final walkthrough to confirm that the property remains in the expected condition and that agreed-upon repairs have been completed. This is your final opportunity to verify the home before signing the closing documents and completing the purchase.

FUNDING

Your lender will complete the final review of your financing, confirm that all loan conditions have been satisfied, and prepare the funds for closing. During this period, it is important to avoid major financial changes such as opening new credit accounts, making large purchases, or changing employment without first consulting your lender.

CLOSING!

It is time to celebrate. Your lender will provide the final closing disclosure outlining the loan terms, monthly payment, taxes, and other closing costs. Once all documents are signed, the transaction is funded, ownership is transferred, and you receive the keys to your new home.
